So we just did the best we could with what was available and it turns out the guests don't mind at all.

Currently I am seeing quick turn around on vacant rental.

For example, you cannot fund your HSA account and then turn around and reimburse yourself for expenses previously paid.

What is your record for turn around on title work ? 

Our financing strategy is currently 20% down and turn key but we are exploring other options as well.

When the local/state government turns on you and you need to bail on your market. 

And are you looking for turn-key properties or something along the lines of a "fixer upper"?

You need to look at return on equity, how much cash flow can be generated putting your equity to work vs the cash flow this property will produce.
