Settlement date of the original contract said 9/15.A couple days later we (title company) received a $10 check made out to the seller.On or about 9/1 the  assignor threatened to back out of the deal unless my client closed before 9/5.Please identify the moron in this scenario.do the wholesalers in your area that are getting paid on the HUDS.. actually show up at your office to pick up a check or do you direct deposit for them.. or have a courier hand deliver ????

I write the lease that it must be delivered back at the same level as they received it and you take a picture of the gauge on occupancy (or differenced is reimbursed at the current rate).

If the properties are in Los Angeles, Exit all of them immediately and let someone overpay in the current LA market, Then purchase an apartment complex at the Institutional grade that will deliver you a couple of million a year in cash flow.When I worked in Private Equity and a new client showed up with over 20 million worth of debt free real estate spread out over 15 or more properties, It always surprised me that consolidation into one asset never came to mind.

But as a former employee of VRBO (when the original founders owned the company and I was part of the team that helped build the site to what it is today) I obviously am proud that "VRBO" has become a noun as well as a verb in this industry. :-)We purchased our 1st STR in Summit County, CO in 2012 and since then have bought a new STR property every 2 years since, with the exception of 2017 when we bought a home in the city in VA where our alma mater is located.
