They only like to do things ONE WAY and that's it, and it's the way that provides minimal to no risk for the buyer and the seller; seller and buyer close and the agent gets their bag out the deal.

With no experience or funds to get going on this solo (currently a bartender), my thought was to join someone who is already doing it and learn along the way.

Also if this property is on septic that also can throw a wrench into the ability to call a space "a bedroom" as septic systems are sized and permitted based on the bedrooms.

Here there is no high maintenance cost for repairing homes, but your lose some control over the quality of the tenants.
