Consider installing motion lights and/or security cameras.

They had pipes burst in the winter two years ago, so they were especially keen to install the temperature sensors and water sensors (in addition to all the standard entry sensors, motion sensors, etc.)  

At this point I've put into motion to retain a different PM and I did finally get my rent.

I would also add in smoke detectors coming from inside a unit going off for a long period of time (nobody home).

Then the usual little things like batteries for smoke detectors, bulbs, etc. 

Stuff like "tenants are not allowed to have potted plants sitting on hardwood floors" - clearly there was an issue one time with water damaged floors, but next time they get damaged because their dog keeps spilling his water..We use a set of lease documents (the lease, rules&regulations, lead based paint disclosure, smoke detector and CO2 detector notice, pet agreement) we buy from a specialized provider. 

We could start hiring people and he could direct the renos.So, we put this plan in motion.
