I think my main pain point is underwriting the property as it is and then seeing what it could be and then making decisions on if it's worth and how those decisions are made.  

We're having to reorient our entire portfolio and sell pretty much all our big houses and condos because they don't cash flow anymore.

Im no legal expert but belief if you get foreclosed on 2nd home and you still owe money they can come put lien/go after first house.

And yeah, team’s the dealbreaker—our in-house management and tight underwriting keep us at 10% cash-on-cash, while I’ve seen quads crash from sloppy execution.

That said, College Station’s long-term rental numbers are strong, especially with Texas A&M’s continuous growth driving demand for student, faculty, and corporate housing.
