i think this is a decision only you can make. im in a similar boat (house hacking my primary) and considering renting the whole thing out to get a solo home for myself. certainly a lot of appeal in that, given how much work goes into the house hack. but whether or not the numbers on cash flow align is up to you. personally i dont think $150 (seems like about 12%?)

Lenders will want a letter from your employer that states you are allowed to work remote from where you currently live and that this move will not affect your income. 

There are other submarkets of Columbus like upper Arlington that have higher like $500 per square foot but the purchases are tear downs at $200 per square foot so the real exit is $300 or so.

I understand this may have an affect on the appraisal.

Check out some AirBnb monthly comps in your neighborhood to see if it is worth the upfront furnishing costs, monthly utilities and other expenses like professional cleaning and landscaping. 

Some landlords offer a discount for early payment as an incentive, but I'm not sure that would be appropriate in this case.
