If anything I think those appraisals might be slightly easier since they give more weight to the income approach rather than the sales comparison approach, and he didn't go in any of the units so he wouldn't have had to make any adjustments for unit condition.Or for all I know, it's none of the above.

If you buy a property that lessens your current outflow and can create income as a stand alone, your risk is that that same property may or may not be worth less in a few months, 1 year, 2 years from now.

And since I'm having to pay right at market price for a home....and have to renovate it to get it there.....then why not skip all the work and just buy a "move in ready" home with a downpayment assistance program and lessen my out of pocket costs.

Was able to do without moving the house, but had to jack it up to catch the weight of the room luckily it was only one room that needed this work done.
