They could have had better affiliates who do a better job on a turnkey property.ofcourse you are right that I could have done my proper due diligence which I did.

I don't have a great job, but its not bad.

It's going to be an obvious patch job when they do inspections and they may ask for credits or replacement so you are more likely to get more by doing more.I don't know any roofers in Canton, but any time I see patch and roof and sell, I don't think it's necessarily wise.

An agent's job isn't to invest, it is to get business. 

If real estate investors perform these tasks consistently, you make the plaintiff's attorneys job far easier because again they are chasing insurance proceeds and you are handing that over on a silver platter in a way where they are far less likely to care about you personally.What a great answer! 

That’s just a job for peroxide and a good story for the open house.

That's not to say you can't do well there, but I'd encourage you to look at Belton and Temple (which can also be very rough and block to block) rather than Killeen.The good news is that there continues to be serious population and job growth in the area.  

@Nate Jenks - @Andrew Postell did a great job clarifying the big challenge you'd run into pulling cash out with such a low down payment. 

Seeing someone with bad credit, messed up financial, no job, putting the debt on his parent's account to pay for this program and hope to achieve a dream that he's most likely not achieve, really breaks my heart! 

And don't underestimate the power of a strong first impression – a well-maintained exterior with a fresh paint job is key.Just remember, even with the best upgrades, color choices matter.
