We are in the education phase right now with a goal of buying our first rental or flip in before the end of the year. 

I am still deep in the research phase of real estate investment and would love some guidance on what path to take. 

Once we get an agreement we would go into the next phase which would be the construction side.

I have tried charging a $25 late fee but this doesn't seem to phase this particular tenant , she just ignores the late fee

As you can see, once I run the numbers on this, I get an "Inf%" in ROI during the refinance phase, no clue why.My initial reaction was that this would fit the BRRRR model, but now I'm not so sure.

I'm trying to decide on installing a small (24") electric range, vs a countertop stove or induction.

If there's an oil tank on the property does that automatically fail the Phase 1 ESA?

Can I ask for that before I put an offer on a place, or does that more reasonably belong to the due diligence phase?

Currently I have 3 SFR in production phase.
