Obviously if you’ve done this before you likely have a method you prefer for dealing with these types of things.

Normally, the transfer of a loan from an individual to an LLC will lead to a due on sale clause. 

It seems like it basically up to you to do the math on how much more you will potentially make selling each unit individually and then deciding if that extra $$$ is worth the number of extra hours you will spend.

I've met plenty of individuals with far more experience than me who have offered referrals, advice and so on but I'm looking for more handholding than is reasonable to ask for someone to provide for free.

I don't go above 70% generally and prefer mid or low 60s. 

Our biggest challenge is that we are not over 55+ and we would prefer to invest our money in the villages itself.

I do prefer EDEN, they are about 2 weeks Done.
