Usually, owners will look a little more kindly on MTR because it's less wear and tear.

@Kim Tran There isn’t a direct equivalent to a 1031 exchange for selling an investment property to purchase a primary residence, as 1031 exchanges are strictly for like-kind investment properties.

I'm not aware of any systems that work without wifi as you'd have to have some kind of cellular reporting system like a SimpliSafe or similar. 

Sorry I keep harping on this but what kind of documentation can they possibly have that they can see a guest trying to book off platform 18 times.

There are NO institutional investors that will jump on this kind of deal, but you can maybe find a private lender or do a Joint Venture (equity split?).

Have you thought about what kind of investing you want to do? 

I also due to all the walk-ins put a sign with cards by the front door with my number that way I could kind of verbally take an application when they called.
