Since we do deals all over Florida, we're constantly adjusting based on supply and demand per county, but overall, demand in Florida remains strong.I agree with you.

The combination is that high LTV financed RE is not only at an all time high but in terms of inflation adjusted cost is at greater than 40 year high.  

As an LP in a syndication with two (let's call them) identical offerings in terms of asset type, business plan, submarket, asset size, projected returns, fees, waterfall, etc.  

Our median home price in May 2024 is nearly identical to May 2021 and May 2023.

The only way we can support that is to adjust the selling price to compensate to some degree - spreadsheets are great in seeing what is needed to make us and them happy.Hope this helps .  . 

The market had adjusted accordingly but then over adjusted with over building.
