Most probably want the appraisal but I have a property that is a condo and they were able to see what another identical unit sold for and used that.

The appraiser did the same thing, but went 2+ miles out (into 44109) to find identical properties for the comparable approach.

I've had a couple of Section 8 applicants who are telling me that the amounts the housing authority is allowing are much lower (15 -20% lower) than what I am currently being paid by Sec 8 for other identical units.

It depends on property, in general, 5 unit is commercial and a different process than an individual investment in 1-4 unit. but if you're borrowing in an LLC, probably identical process.- would it make it any easier if either of us were a licensed real estate agent in the State the property is located?

So, in this case, assuming that both units are identical in size, 50% of the gain would be allocated to the primary residence portion of the property and 50% would be allocated to the rental property portion.

So if someone has owned there home for a long time, there could be a big difference in what their home is assessed at vs an identical house that was just purchased next door.

Hello all,I used to belong to a monthly fee service that was identical to the MLS, it wasn't as detailed but it got me what I needed to pull comps when I was wholesaling.
