Utilities yes, but it's the 4th floor, a previous tenant said he rarely turned on the heat!

We keep hearing market is over-heated.

In addition, these new furnaces are direct vented (they do not take combustion air from the conditioned space) and the natural gas ones do not require a chimney (which means that big source of heat loss can be stoppered or removed).If you are paying utilities, a new furnace will pay for itself.  

MWC is definitely heating up (major development going on on 15th and sooner currently), but there are def. still deals to be made there. what is your strategy?

@Larry MillerPhoenix is a great place to live if you can deal with the heat as the taxes are low and the housing is pretty affordable.

There are a few things on our tasks list that we want to have checked out before we rent it out and need some referrals on dependable masons  such as an electrician, plumber, heating and cooling, and fix a retaining wall and reinforce a metal fence.  

Comments on assessment say: No Heat, and one bath not working.

The house needs some major work (roof, new heat pump, upgrading, etc).
