You can also require them to professionally clean the carpet after move-out due to pet hair, dander, etc. 

People will always need "amazon-proof" shops such as hair salons, coffee shops, bakeries, dentists, neighborhood hardware stores, restaurants etc. 

Unless you are getting a strip mall with businesses like a coffee shop or hair salon.

Now i can understand being a little dirty because the last job was a little messy but coming to the job late, smelling like the inside of an A-hole wearing a bud light tee shirt and having overgrown hair and face tattoos says alot about the kind of business you run.

They're authorized to do small things like plunge the toilet or get hair out of the drain, but any kind of repair has to be paid for by me and I hire a professional or a handyman.

What about restaurants, hair salons, the local flower shops where you want to pick flowers for tour wife on your way home from work, or the auto parts store where you have to go in and ask questions for guidance on what parts to buy for your repairs.

If pet hair is taking over the unit, that's something to watch for too.
