Proximity to the Heights as well as Oak Forest is desirable and there's lots of variety in land such as single family, larger tracts of land etc.

Most places in Chicago, even on the north side, will fall into the appropriate census tract to he able to avoid income restrictions.

This also goes for condo developments, as I can also bear witness to.I currently live in a 1970s-era tract-built townhouse condo in a development that's falling apart. 

So prime farmland with an existing annual lease will fetch a higher valuation than, say, a recently cut-over timber tract with a poor soil class.

The large metro areas continue to grow outward, and for developers interested in building subdivisions needing larger tracts, the raw land on the outskirts of the city is frequency zoned agricultural (and actually being used as such). 

I say that as many custom home builders were pretty much outpriced as competition with tract builders with their cookie cutter designs  and lower overhead. 

The properties have to be located in specific income tracts, so that would be another factor. 

You'll find slab foundations in homes built after 1950, in tract built subdivisions, and in most new home construction.
