You really want to have your contract approved by an attorney even though California doesn't use attorneys for transactions.

Question - if you’ve contracted for a property you intend to “wholesale” - i.e. flip the contract - and that doesn’t pan out, do you exercise a clause enabling you to exit the deal, or do you close it in your name?

Hadn’t bought my first property yet at that point.I ended up breaking contract because of the roof but the short answer is that if you are going to rent a room in a basement it needs to have egress.

They know the market, understand contracts and law, are experts at negotiation, provide a second (objective) set of eyes, and more.
