STRs and MTRs have higher cash flow than LTRs but they require more work. 

My question is whether performing a cost segregation study would be a good strategy to defer some or all of the taxes I might owe due to both cash boot and debt boot.Thanks in advance for any insights or advice!

Purchase price: $282,000 Cash invested: $120,000 STR buy and hold with renovation for value add.

@Gregg HuttonIf I were starting over with limited resources, house hacking or the BRRRR strategy would likely be the best focus for long-term growth and cash flow.

Purchase price: $417,500 Cash invested: $37,575 Technically a single family by zoning, though set-up to be a duplex, with 3 beds and 2 baths per unit.

My "middle" is close to my bottom price and I picked up another $75,000 of free equity, for a total of $198,000 free equity in 5 days on two properties in 2025.
