I finally got a professional in to finish the work, but based on schedule slip on my end and the cost of the handiman I ate into the margin I got on the purchase.

Moot point then.But in response to your original question, no, I would not even consider climate in my choices for where to buy rentals or investment properties.

When it gets down to D day motivations finally change and reality finally sets in.

Will this become an issue in 3-5 years from now, when the IRS finally notices?

When people don’t have the optionality of another remote work job, they are going to have no choice

I had it prior but had to make a career choice about 5 years ago when I was working for a dealership because it was too time consuming to keep it open. 

Tenants, "go into Holiday-mode" and start spending disposable income (and racking up their credit cards) on Thanksgiving feasts & trips, Xmas presents & trips, and finally NYE plans.3) Income Tax Refund checks start being received towards the end of February and corresponding, the rental market starts picking up again as tenants payoff their “Holiday Hangovers".4) Spring Fever starts, sometime in April-May, causing both sales & rental markets to start picking up.

The right choice not only depends on the property, but the investor as well.

Most of the deals I've done, and likely the ones I'll will do in the future, have been funded by HNW investors, by choice.
