If the property sits on the market for an extended length of time I would reconsider rental price, quality of rehab, and so on.

You would need to extend the amortization out longer though to make the number works.

You aren't extending credit or a secured loan, such as a mortgage company or auto finance company would do, so her history in that regard should not weigh heavily in your decision.
