How experienced are you with rental real estate?

If you are still interested in this property, I would get a qualified, experienced contractor to look at the damage and provide you with a detailed, written repair estimate.

Its very rare high end experienced investors can pull this off.

Losing $50k through this is not ideal, but I’m fortunate that it is not a painful sum to lose.What I am seeking is advice on how to leave evidence in the public record that could be found by future landlords and limited partners vetting the GP, who’s seeking $8M total / $250k each from accredited investors per facility as he seems to have a plan to move around the country opening facilities.A $57k bill could be a devastating to many landlords, and I want to help prevent them from experiencing a similar situation. 

Wondering if you have any particular online companies you recommend that checks evictions, credit reports, collects rents, provides a lease, etc... all in one place. what are some of the pros and cons you have experienced with each company. thanks

What you experienced is the norm, so don't feel as if the buyer got the better of you. 

@Stevens Jaquez hire an experienced eviction attorney and be sure they explain your options throughout the process.Not paying the electric may be seen as retaliatory in some states/cities.
