If you insist on a PM use Evolve.

Evolve charges 10% and will do a decent job but won’t give you or your lIstImg much quality attention.. great option if you want to be semi hands on.

I feel that starting in a career that is involved with real estate investing will really help me evolve to the next level of investing and also give me a solid W2 income.

When I started out with flipping and bringing in private investors, I would do a 60/40 split (60 to the investor), that evolved to a 40/60 split.

I think CF is still evolving.

Second,  if you're going to consider an OTA  the only one with a decent presence in Kauai is evolve and you'll have the same general issues as the big players except their pricing is more realistic. 

The key drivers for decision making for us are evolving over time and at the moment, liability risk are coming up near the top. 

As you mentioned your plan is WIP and it will always be WIP and evolving as you move forward.
