You could not run an operating business out of your SDIRA without encountering UBIT and prohibited transaction issues. 

We encountered termites along the way and some unexpected foundation work that needed to be done.

I've worked in property management for 2 years now and it's really helped me gain a better understanding of the industry, and has been helpful studying for my broker's exam as I've encountered many examples of items I'm now formally learning about. 

Let's say I have properties in Texas, Georgia, and Alabama and I'm using a property manager for all properties...what issues in regards to privacy and/or taxation would I encounter if/when the property manager sends me the post fee rent income to my business checking accounts?

Every situation I encounter that's unpleasant from my business's point of view, I design a system and implement it so I avoid it in the future.Good luck!

1 -MAke it a habit for self development and be patient with that ,  2- Network (but be humble) ,      3 - Always be the giver, ( don't try to network with the intention of what can they do for you, ) but how can I add to them  ( and if something happens, cool and both can be in a symbiotic relationship. 4- Make Sure YOur vision is bigger than Real Estate itself.. cos you will encounter a lot of set backs and you want to make sure your vision push you through it .   5 - Never think RE is black and white . ( ill semi quote a Bruce lee quote, I encourage you to google it)  Be like water , cos it has the ability to shape in any form ..

The sticker shock is real: From grocery stores to gas stations, you can't escape it.

Once you have done a couple and have encountered a few roadblocks, then you can take on an off-market property.
