If they got called out publicly, they would tell their side, even if that means admitting they messed up.  

The contract says no one else besides them can be there for over a week so it is my choice,  what options should I consider for this, a rent increase per child, security deposit increased.

@Ben Azubuike it's technically too late to add anything else if you've already signed a purchase contract.You can try to negotiate with the seller for review of:LeaseRent LedgerTenant approval criteriaAt closing you also want acceptable copies of tenant's: DL, SSN, paystub, bank statement, phone & email.

Something else to check with your tax and legal advisors.

How else do you expect them to make money to stay in business?
