I would 100% start attending some local meetups or builder groups.I have always found my partners pretty organically and given your skill set & background I think you bring a ton of value.Investing closer to home and having boots on the ground is always easier to get started.

I think it is unlikely that the fed will hike rates again.The strategy would be that when rates come down organically, and before the introductory period of the loan is over, we could refinance into a 30-year fixed PITI loan at a more favorable rate than we can get right now for the same mortgage product.
