The question I am asking, do you have to have a property description and hand to get  a loan approved.

I was looking at some properties that were listed as "Fourplex" however when I look into the description it says that it is a Duplex, but the basements (unauthorized) are rented out.

You might wan to look at the tax assessed value and give a discount (Make sure you put that in your description when selling.  

From you brief description I would doubt it meets any of the above. 

The other folks I've contacted have said that these projects are out of their scope even though their ad descriptions clearly state they repair foundations and take care of everything around it.
