Most leases automatically convert to month-to-month.

When I converted my SFH from primary residence to rental, the process was surprisingly "turnkey" from what I recall.

I had a client of mine that was reached out to one of these buyers who was planning on taking his property, converting it into a boarding room situation, which was illegal and renting it out that way to maximize his returns.

But you could 1031 into a nice investment property and then a couple years later convert that into your primary residence. 

By next year, most “houses” that were converted to short term rentals will no longer be rentable as a short term rental, owners will be better off selling or renting long term, even if it’s at a loss it will be less of a loss than leaving empty or selling.cabins that have been pillaged and not maintained will likely not rent short term except during peak times, perhaps 30 percent occupancy.

I recently purchased a property that includes a 3-bedroom, 3-bathroom main house and a pool house that can be converted into a 2-bedroom, 1-bathroom unit.

Or, should I purchase multiple units in other areas around the country and convert them to MTRs/STRs for maximum cash flow?

Hi BP Community,I recently purchased what I thought would be a vacation home for us in San Diego, but instead deciding to convert it to a rental.

There is actually no statutory holding period before you can convert the property into your primary residence. 

I cannot think of anything  I have a duplex that I found out a month ago that at some point in the past the property kitty corner had the units converted to condo and the owner is selling both units individually.
