@Karen Seguin, it all depends on what you are trying to convey to your tenants.At minimum, any welcome letter should provide updated contact info for maintenance requests and mailing address for rent payments, and if the legal notice address is different than lease, include that.This can also be a good way to politely remind people of any general rules that you expect them to adhere to.  

Also... yes , I am in contact with wholesalers, and they send me deals, but not really a deal in my opinion for the most part.

@Sandee SampsonA construction attorney would be who to contact but you are going to spend a lot more than $7000 in getting this resolved against a builder.Also let’s say you win, the courts could also say you didn’t pay for a retaining wall which is needed so it’s a betterment to the property so you would still need to pay for the wall and they would be responsible for some soil etc.

Perhaps contact some local companies with a good reputation and see if they would be interested.

@Marcele Johnson I dont think he is here on Bigger Pockets but I have a great contact for you who is on the east side that has had dealings with them. 

If you are going to go with secured mailboxes you will need to contact your local postal office and tell them you have two new boxes that you will need to get "Arrow" locks installed on.

@Jessica Heller- contact  several  lenders on the  same  day - provide them  with the  same criteria -  get  some  quotes and ask the  questions you have  ...compare the date and the feedback received and then make a  decison on  starting the pre approval process
