Hi guys, I’ve bought my first STR home, and in 2 weeks got it furnished, met neighbors, found someone to “emergency manage’ and clean as I’ll be long distance, now all that’s left is my city- required safety inspection and a few more organizational things.

We are adding a STR to our portfolio in Arlington, TX in the entertainment district that is walking distance to Jerryworld and Globe Life Field & think we want to be available on several booking channels and would like dynamic pricing and a calendar sync feature  I saw a sales demo for Hostfully which ostensibly gets the property listed on multiple  channels and keeps the calendar straight to avoid double booking. 

On a house with a lot of distance between heater and furthest hot water source, the pumps do not work and using a single heater can take minutes to get hot.  

The core 4 is essential to long-distance investing.

Researching and managing properties from a distance is made simpler by technology and internet tools.Real estate for business and residential purposes differs.

If you purchased a second home in an a state like Florida on the East Coast, there is a reasonable explanation to buy on the West Coast or Jacksonville and then Cape Coral (Distance is key) but you need a reasonable explanation. 

The core 4 is David Greene’s long-distance investing strategy and consists of a realtor, contractor, property manager, and lender.

They're all within reasonable driving distances for me.

To clarify my comments on the topic, what I meant to say about that point is that I've never met anyone who wouldn't go to Tulum because of its distance from Cancun Airport or complained about it.
