If the specific finishes don't negatively affect resale value in the event the contract collapses, locking in now at a price that meets your numbers sounds like a good idea.

Unit condition is very poor and still contains his old furniture and household items in addition to needing a new kitchen, bathroom updates and drywall repair to 3 different rooms from prior leaks from upstairs. the bathroom ceiling is collapsed.

(e.g. is your subject located next to a liquor store or are the properties to the left, right, front and rear of the subject vacant and boarded up or is it located behind a gas station or is the neighbor's yard full of miscellaneous junk and 5 inoperable vehicles all supported on cinder blocks or is it a nice quiet neighborhood where everybody has a manicured lawn).The smell test - once you walk in the front door of your subject, despite the pretty pictures on the MLS or on Craigslist, do you have to have CPR because you immediately collapsed to the ground unable to support your weight...overcome by the aroma coming from the interior of the subject?

Three of which I still hold notes on.We had to replace all the plumbing (it was needed anyway) & the biggest job was new drywall over the collapsed ceilings, walls etc.

Half the time it's not even the tenants' fault but rather roots or collapsed/cracked lines (especially in cast iron).
