Account Closed  Bottom line ONLY send money for a real estate transaction to a title company or closing attorney trust account.. and only after you hop on the phone with them.. you know old school No texting no computers.. get on the phone.. also ask your agent for the names of some of the people that work there... and use those as clever ploys when on the phone ask if so and so is in.. use a fake name if they say OH no they are not here now.. well there you go you got your answer right.. but 99% of the time a phone recon will cover your bases.. title companies call me all the time to verifiy our coordinates.

I hadn't thought of taking pictures and doing a before and after type thing but that is very clever and will definitely save me a lot of head ache so that you for that idea!

No - there is no reason to restrict your profits just because you know how to negotiate a profitable transactions, we do it all the time -It's very exciting to sell real estate you don't own, but only control with a cleverly and creative skinny, legally engineered contract offer.

When he advertises his properties, he points out that tenants can paint the walls any color they wish (not unusual for rentals), AND he'll pay for the paint.I thought that was such a clever way to differentiate from all of the other available rentals.

In managing the listing, we respond to inquiries and bookings, set up cleanings/maintenance and make sure they are done properly, track events/busy season and set prices accordingly, do inventory on household items (linens/trash bags/toilet paper/etc) and do the shopping for those items.
