BTW, I like what you when investors wants to chat and pick your brain :-) I do similar think asking them to donate to my charity instead of going out for coffee or lunch.

I tried to donate it to a charity like Habitat for Humanity but they won't touch it either. 

There are homeless veteran programs, shelters, catholic charities, etc.

How can I get other business owners/charities/community members on board with a program like this.

If you want to give away $6,000 a year, I know some very deserving charities that could use the help.You need to get rid of all of these occupants ASAP, clean the place up, and rent at market level.If you rent a $1,000 unit for $700, you end up with tenants that can barely afford $700 and they're more likely to treat it like a $600 rental than a $1,000 rental.

Your aren't running a charity..... you are running a business....... and they nearly burnt it to the ground.......They just gave you a golden opportunity to move on to better tenants.

Atleast apply for a 501c status if your going to run a charity .

As long as prop 13 is in place, you have a great investment property.You are not a charity. 

If you really feel like it you can donate the cost of a coffee to a good charity.

Example is a Rotary Club or a Charity for undeserved kids.
