Commercial debt is dicey right now to say the least ... when John Kane can't get a lending partner to execute a project (Downtown South) it should be no surprise that smaller regional and local builders are struggling also.

This is going to sound sacrilege but I think you should get a W-2 job in real estate based on your end game of wanting to be a developer I would look to work for developers, custom builders, surveyors etc.

I built high-end custom modular (e.g. stick built in a factory and shipped) for a significantly cheaper cost per sq foot than it would have cost to build with a local builder.

Carini, Here's my dilemma with this situation: the agent I just started working with is my go-to for which properties are worth pursuing, however they prefer I go with a new build and the builder they prefer.

The good news is that I have a relationship with a builder I like and trust! 

I'm a realtor in Coastal Alabama and we have a high-production builder down here (DR HORTON).

You need to contact the governing body that has jurisdiction over the zoning laws for either the incorporated or unincorporated of the county or city for the plot you are interested in building on.  

I’m thinking builder won’t touch without bank allowing them.

Does anyone have any knowledge on whether I can represent myself in a transaction with a builder on the purchase of a new construction home for myself as an actively licensed broker in WA Seattle area and collect or save on the commission myself?
