While an appraisal is not the same as what an investor might want, it still represents a bit of a benchmark for pricing.If I had a 30-door deal, I would not expect to sell off much of the equity for a report.

from what I've seen in the LIHTC industry, GPs are paid a developer fee, which is usually in the few millions of dollars (projects are $10M +) but paid out in stages and after certain benchmarks (DSC, perm financing in place, etc) are met.
