Given the potential profit here, I really recommend hitting the pavement. 

Considering asphalt. 

There a quite a few post-war (1946 - 1955) houses around here with 9/12 or 12/12 pitched roofs which are still sporting the original steel.You can paint them, but unless you expend the effort to prep the metal, the paint may not stay all that long.If the roof is near the end of life, consider replacing it with a new steel or aluminium roof .. they will last 2-3 times longer than asphalt shingles.

Time to hit the pavement and get rolling!

You need more houses , go out and pound the pavement and find more 

Not really surprising, coming from a state that paints their asphalt white to help prevent global warming...

These are often hosted by key local business people serving the industry such as Insurance Agencies, Attorneys, Reserve Study specialists, Parlimentarians; and trade related companies such as Elevator, Plumbing, Asphalt, Remediation companies and more.The sad truth is, most Owners...whether they have aspirations to be on the Board or not, never read, much less get familiar with their own Governing Docs or State HOA laws.

I would buy with cash to make sure you don't lose the deal, and then pound the pavement looking for loans or HELOC's that'll lend to you based on the income the properties provide (not necessarily your personal income).
