The charity being unable to obtain a loan years ago should have changed now that they 1) have several years of operating 'income' to show 2) the asset's value should arguable have increased to where the LTV could be much lower and 3) they have a record of on time payments.

Like many others have said here, we arguably only provide a lease- not even a house, much less rule their land.

By selling the property, the seller's arguable insurable interest in the property is as a lender rather than as an owner. 

Only now they’re arguably in worse position because although they are responsible for the debt they DON’T own the asset securing said debt.
