The charity being unable to obtain a loan years ago should have changed now that they 1) have several years of operating 'income' to show 2) the asset's value should arguable have increased to where the LTV could be much lower and 3) they have a record of on time payments.

Included in those considerations is frequency of transactions and intent. 1 is arguably few enough to not consider it ordinary but if it's 1 per year and the IRS sees you're doing it mainly to avoid taxes it could cause problems.
