If you've transacted in hundreds of transactions over the last two years and have 15 employees how are you funding the current operation? 

We do have our retirement accounts, brokerage accounts, HSA accounts, etc… and will continue to invest money into those respective accounts for retirement purposes.With above stated, I would appreciate if  anyone can give me an honest opinion on how to start my journey as in what would be the best operation plan/strategy given my current situation and assumed future plans before partaking.Thanks in advance for anyone replying and assisting in the matter.

This is just another argument for ALWAYS including appliances with a rental.

But it's what my thoughts are and determines how we will operate and spend our money.

Also I operate 5 STR's myself over 95% performa so I should have some experience in this realm to provide some insight. 1.

In each market I operate in I have someone available for showings this person is usually my runner who is responsible for quality control and restocking inventory but I've also used a cleaner for this.

Not sure if the washer and dryer you are supplying are coin operated or free, but mine are coin operatedTenants pay for the utilities and it has been zero issue because I do not allow it to be an issue.  

You find the house completely trashed with missing appliances and cabinets, tenants were cooking meth, windows broken, etc. 6-8 months of unpaid rent, unpaid utilities, thousands to empty the abandoned property and trash, $50,000 to completely renovate the property and make it rentable again, plus all the time, energy, and stress along the way.I would actually argue this is pretty common and not even the worst-case scenario.
