Require the insurance company to verify all adult occupants are screened prior to occupancy.

This person is an adult doing a career change - they are moving to town to go back to school.

And i'm entertaining the idea, but as you said it's vital to get the first one right.

The buyers who want to occupy will not be willing to entertain leasing

(By the way, there are great investment properties on the "left coast" because 50% of all adults are renters paying off our mortgages.)
