Don't go for 100% accuracy. 

Have you actually tracked, with, say, 90%+ accuracy/confidence, the true number of hours spent in acquiring and then managing your first rental property through the first year?

Does anybody have a opinion about Neighborhoodscouts accuracy ? 

And since they vary, one will need to create an allocation estimate, and then weigh that at end of year audit for accuracy, and adjust from there.

What are you guys seeing with the number accuracy, contact rate, and the ability to skip trace entities?

Please note that the hit rate (% of leads that have returned information) and accuracy rate are very different.

Please take that with a grain of salt on accuracy though, I’m not a CPA or mortgage broker. 

They need to first ensure the invoice is correct and identified for the right job address, and each invoice needs to be charged against the correct property, including coding the proper sub account, so this is a slower process at times, and is generally performed twice...once by the PM that ordered the job, and then re-checked by accounting staff for accuracy.

I think the accuracy of quick estimates are going to depend on the scale of repairs.
