More closets than I've ever scene in a house.

Here are a couple things you forgot to mention- you shut the electricity off on us the day we moved in (with 100 degree temperatures), you left a non working washing maching in the laundry closet filled with brown water and made us take it out... you also had us walk through the back yard with you and there had been drought for days, so the mud wasnt visible... and in your lease it stated that we were to make you aware of any changing conditions of the property... also i first approached you about the issue asking if we could and i quote “seed the back yard ourselves and just take it out of rent” i never asked you for sod, i never demanded it- actually the first person to mention sod in our emails was you! 

HI, i am not sure if this is where I can ask for recommendations, but.....i have two bedroom closets with no doors, but open all the way up to the ceiling. 

If you have one or two small things to be done (ie. blinds, closet rods, etc), it shouldn't make a difference.

We noticed our new trashcan had dents in it and a face had been carved into a closet door.

The back end is inside a locked closet.

Master is OK, but tenant bedrooms are 9x10 (or 10x10) and basically looks like a closet with a window.

In my experience, there's usually a skeleton in the closet when a rehabber decides to abandon ship partway through. 

If I have to hire a GC, I will - just trying to figure out how anyone does anything themselves (i.e hanging drywall, tiling, kitchen cabinets, fencing a yard, framing closets, etc) if the cost goes over 5K.

Just FYI's such as "Hey Arthur just wanted to let you know the bedroom closet is off track again.
