Live in the multi-family for a year, then move back into your own home and rent out the unit.If if not ideal, it's worth the hassle. 

If you're looking for cash flow you can easily make $300/mo net on a single family property in a better neighborhood/condition.

I realize this is an older post, but my family and I run a property management company.

Selling plexes isn't quite single-family residential, and it isn't quite commercial.

I am still early on in the plan and still expect to purchase about 30 more single family homes over the next several years.  

And the funny thing is other family members believe it or not FAMILY members ask me why do I was my time and send comps to an investor buddy that already has the deal under contract off market and you get no commission!

My wife and I purchased our first home, a multi family, to house hack in late 2024.
