So thank you @Brandon Turner @Ben Leybovich @Michael Blank and others for your great insight.I did what I was told and established a relationship with a commercial broker who in turn sent me an off market listing that I believe is a great value add property.This is a 8 unit MFR in an "A CLASS" neighborhood located in Bklyn NY within 2-10min walking distance to any and all amenities, (Barclay's Center, Malls, Shopping center, Banks, Restaurants, Museum, Parks etc.)All 8 units are 4 rooms (2bedrooms) including 1 duplex apt..... 5 units are rent stabilized and 3 units are free market including Duplex, all of which are receiving way less than market rents.Typical Market rents for 2 bedrooms in this area are 3k+/mth, also the typical vacancy rates for this area are @ 2%-3.5% (Bklyn market analysis).

There are younger guys who could use the work :-) I really only do it for enjoyment now, so if I need quick turn around time I hire it done.I don't really have a "type" of commercial space--wouldn't necessarily want a restaurant as a tenant (too unpredictable) unless it was a popular and established business.

. - I like to visit Anodyne coffee shop or some of the restaurants (Guanajuato, Honeypie, etc.) in Bayview, but I'm not especially attracted to living on the South side, barring an exceptional deal.

The 4th Ave location is labeled business 8 and has many smaller shopping centers and local restaurants that make it a better selection for air bnb than most of the rest of yuma west of 4th ave which is primarily family neighborhoods without any real attractions for visitors to enjoy.Also, the main street location would be the closest to the Quechan Casino on the Arizona and California border.

I do not think we would be ready to move so far away from our friends and the bar/restaurant scene.We are going to keep looking, if nothing comes along.

if their local to you and can sit down across the table from you in neutral territory (restaurant etc) then I would meet and ask my question and see what they want.
