It seems like fair way to settle the debate is getting an appraisal.Does anyone know a good appraiser in the Madison, Wisconsin or greater area that would be a good in this situation?

Certainly not something on restaurant row as that would be way more expensive than what we are looking for but we don't want to go further west than Madison.
