When we were first selling homes in 2021, Buyers were upgrading to larger homes since interest rates were 3ish% and they could afford the extra 300+ sqft.Today, we see smaller homes selling significantly faster than larger homes.

I've been reading more about subject to and here's what I've learned:-Good for sellers who are off market-Have low to no equity-Have a mortgage with a low interest rate (less than 5%)-Be absentee or out of state (vacant property, or have a tenant)The buyer would then take over the mortgage payments, and have the seller sign the deed over to the buyer.

With rates coming down should help some sellers off load over priced properties and will help buyers get aggressive with good class A and B locations.

Rent's have continued to appreciate and when recently had vacancy upcoming I had it rented in 17 days, kid you not, weeks before exiting tenant was out making for a nice 0 vacancy rate.
