Such cities tend to have lower prices that rise slowly due to limited demand.

@Darrell Overly  there are certainly enough mobile homes in the area around phoenix (East Mesa/Apache juction) but your issue may be the age of the homes and any limitations the park has on renting.   

They were great until they put a $1M limit on my policy because a couple of my homes ha pools.

And they just increased their rental limits to try and keep pace with cash tenants, so if Section 8 is part of your strategy, now is a great time.

In reality it was quite a number of other people doing it together and the person making the post only owns a small percentage and they’re really making the post in order to gain limited partners.

It's NOT a marketed messaging on pricing alone, it's not on limited or reduced services, because as they know that would kill the business model.

All that said, and to answer your question, I think a guaranteed check for 66% of the rent offers some peace of mind and limits potential loss. 

You are wise to limit your scope to a particular type of company.I have been in the industry for the past two decades, and from my years in the business, I can recommend a couple of other companies outside of my family.
