I was wondering if anyone has used any type of supplemental lease for their AirBNB/HomeAway rentals.  

Giving the world economy is being supplemented by fake money from the feds.   

We plan to suite the basement to help supplement the mortgage and expenses.

I find that if a significant portion of your marketing is geared online then twitter is a good supplement and can be great as some people have taken full blown advantage of it and that's where a lot of the hype comes from.On the other hand if you don't have sites and an internet presence to point people to, then it loses its effectiveness.So bottom line if you are formulating an online marketing campaign then it is certainly worth seeing if you can incorporate it into your strategy.

Here's what I'm planning to do to reach my goals (save downpayment for #3, maybe #4 if I'm lucky; I'm into long-term buy and hold):-Save 70% of net income from JOB-Stop investing in 401k-Supplement savings with cash flow from property #1 and property #2-Cash out of stock options, ESPP, and RSU's-Sell old junk-Research into out-of-state markets-Network with other BP members-Don't get too caught up with the future... also try to live in the moment and appreciate everyday.

Trying to supplement that will not serve your best interests and could get you in trouble.  

For those interested in going outside their sphere of influence (Bigger Pockets) as a supplement to increase their resources for building capital; I found the Gale web site with the search engine to identify a multitude of directories...one in particular that caught my eye was entitled or had the gist was "early investors (e.g., comprehensive listing of angel investors, etc.).

We've been consistent with our out-of-state absentee owner and probate mailings, but our phones don't ring like they did back when we were active with the bandit signs.We've tried the following to supplement our mailing campaigns:- Calling landlords from the local newspaper- Calling FSBO's from Zillow- Paying a VA to send "are you interested in selling" messages to landlords posting their properties on "house-for-rent" websites- "Driving for dollars"...and a few other things that I can't think of at the moment.I don't know if it's the seller's market we're still in in this area or what, but we're having a challenge right now getting leads coming in.  

I will be leaving my current job as an academic for personal reasons so I'm looking for cashflow with less risk to supplement my income until I decide what to do next.

Would like to pick up a 2-4 unit property to supplement yearly income.
