Maybe you can expand on what kind of properties and price points you're targeting, buy & hold vs Flip vs MTR etc?

I believe it is a good place for flipping houses but other than that it doesn't meet the requirements of what I want for a property.

My purpose behind my decision to pursue REI is to gain financial freedom for wife and I, my future family as well as have the ability to make sure my parents are well taken care of once they reach the retirement age.If I had to label myself I’d want to be known as an open minded rental investor for all long term, mid term and short term investing, with the occasional flip for quicker capitol to put back into another rental.

This is especially important when owning rental properties or managing flips because it minimizes your personal liability.However, many people stop at forming an LLC without considering the potential tax benefits of electing S-Corp status.

As for flipping, do you stay in the KC market or are looking elsewhere to flip?

Setting that aside, I don't believe its realistic to buy a home and turn around and flip it without making any improvements.

just scan MLS  listing agents have no clue as to timber value.buy land for cash log timber resell.. this works in most all areas that has marketable timber. land flipping.. 

I will eventually flip it once its cash flowing well and 1031 into something a bit bigger.
