I really like this post and the answer from the PM.Maybe in the future you guys PM can do dual pricing: lower the monthly fee for a property that doesn't require much maintenance/tenant issue and increase the monthly fee for a property that requires high maintenance issue.Agree PM is like insurance.

(I should mention that a dual-agency agreement has been signed between the seller, agent and myself)Perhaps I'm imagining a worse case scenario, but I can't help but think an agent would have a bad-attitude towards this kind of offer since it would affect their commission.

A voltage detector pen. one of the things that can spruce up a property is new cover plates and outlets/switches. they're usually pretty cheap at $0.60 a piece or less but it's always nice to make sure that the electricity is off if you're working with other people that need the electricity on or if there's a bunch of rabbit ears you can determine which one is the feed wire by testing with your trusty pen.
