At my brokerage, there is no "brick & mortar".All of our Realtors are also investors and all of us work from home.This works well because we are spread across Central Florida from coast to coast and everyone has their own farming area.My "commute" is to drive my slippers to the kitchen, fill a cup with coffee, then drive it and myself to the office down the hall... simple!

Two out of three bathrooms need new tile, the main bathroom just needs a good cleaning, other than that the plumbing and fixtures are great in all bathrooms.

It is a super easy sell on the transaction side (or can be)--think: no major update (floors, fixtures, paint, etc), no vacant time to fix or sale, no marketing costs or time (like realtor fees or 6 mos on market )...So you may be able to shave some off on that, giving seller easier time of it (but maybe not 20-30%)..Best of luck..

Best bet would be to get quotes, maybe speak to the kit home people and see if they can provide rough guideline prices.Having to get electrical and plumber plus fixtures I would say you'd be looking maybe about $50k for the house purchase and live in state Plus land.

You have to dig through stuff but you can save a ton on trim, doors, and fixtures.
