Always shop around for the best deal.

I shopped around and Mutual of Omaha blew everyone out of the water in terms of points and fees.

I've put 4000+ miles on the truck in the past two weeks (and more last winter) driving the western US and window shopping many towns and markets.

We’re getting a small shopping center installed supposedly by the end of the year (Marshall’s, Tractor Supply, Grocery Outlet) plus investments in a second “downtown” strip. 

Talk to them about the house they have, but also offer to meet for coffee and let them know you are actively looking and ask how you can get on their list.Attend meetups and REIA meetings.

There is no coffee shop within walking distance and very little commercial properties within walking distance.Not sure if its a pro/con but we are across the street from a large park with a public swimming pool.

I've been shopping around with no luck.

I've used my smartmove and liked...now use hemlane.com which is a pretty great software for small landlords...their tenant screen is pretty robust and we OF COURSE COLLECT SSN and DL.Tenants are crazy crafty using photo shop on paystubs and pictures so you are approaching this the right way! 

Maybe we can connect sometime and talk real estate over coffee.
